The Knollwood/Boiling Springs Neighborhood is a little closer to town and not to be confused with Knollwood Heights/Pine Needles. Boiling Springs Rd is the main road through the community, so we’ve included in our description to make things a little easier.
Homes in Knollwood average in the around $200k and max out around 2,500 sq ft.  It’s a fantastic established neighborhood that’s popular with folks who want to be close to Downtown Southern Pines, but want a bigger yard and quieter streets – oh … maybe for children or pets. There are a few newer houses, but most of the homes were built in the 70’s and 80’s …  and many of them have been nicely renovated.  Properties in Knollwood range from about $125k to a high around $300k. For our money, there’s a lot of value in the neighborhood

WHAT ARE THE HOMES LIKE?

Mostly, you see brick one story houses in Knollwood/Boiling Spgs – some with garages and some with carports.  The majority of homes are brick 3 Bedroom homes.  Of course, there are a few exceptions.   Usually, buyers choose to update homes after buying – not by going overboard but by updating kitchens and bathrooms. 
Typically, moderate renovations of that type in the $15k – $25k range will result in dollar for dollar added value – sometimes more. Knollwood is not the kind of neighborhood where you’d want to go crazy with a $100k renovation and expect to make your money back when you sell.  We’ll say this:  we have quite a few clients who are now living in $500K plus homes … and they started out in Knollwood. We’re just sayin … 

WHY KNOLLWOOD & BOILING SPRINGS?

Quiet streets without a lot of traffic. Plus, Downtown Southern Pines with all of it’s quaintness is a short bike ride away!!  It’s either a long walk (10 – 15 min) or short bike ride to town!  The quaint downtown is a bonus – local shops, cool restaurants, live music, movies, festivals … and much more. Don’t forget about the town parks – a truly great system with 6 wonderful and very diverse parks.  Finally, Weymouth Woods Nature Preserve is almost in your backyard . … with miles of trails through 1,000 acres of protected pine forest.

KNOLLWOOD & BOILING SPRINGS MIGHT BE YOUR NEIGHBORHOOD IF:

• You want to live very close to So Pines, but on a larger lot and not on the gridded block parts of town.
• You want to stay well under $300k and you’d like a home that you can easily sell in the next few years
• You are willing to look at homes that could use a bit of updating as long as you can make upgrades that will pay you back
• You are looking for house that you could rent in a NY minute if you had to!
