Southern Pines, located a short distance from Pinehurst, is where you can find the newest townhomes and condos.  Many of the Southern Pines Condos are located within walking distance to the quaint shops and restaurants of historic downtown Southern Pines.

There are handful of new condo & townhome developments that have been built within the last 5 years – and they offer a lot of variety.   They are priced from the low 100k’s up to the low $300k’s; and in most cases, they are much nicer that the average condo or townhome in Pinehurst.

Here are few specific examples of Units that have been built since about 2005 . . . . there are others of course, but these are the newest.

May Street Meadows – 3BR units within walking distance to So Pines downtown and convenient to Youngs Rd horse country.  On 2 levels, priced from $180 – $200k.

Cypress Creek – New 3 bedroom units on 2 levels.  1 car garages.  Priced from about $175k – $200k.

Hunters Ridge – Brand New 3 BR units on 2 levels.  Garages.  Convenient to Youngs Rd Horse Country.  Priced starting at $250k.

Southern Pines Condos and Townhomes can be a great option if you are looking for maintenance free living.  Plus, all of the properties listed above are new or very new – meaning that they have modern conveniences and features not often found in some of the older units in nearby Pinehurst.

Each property has a different Owners’ Association and there is a monthly fee at each property.

The Owners’ Associations have rules, but they are designed to benefit everyone and preserve the value of properties within the community.  For example, properties with internal streets might restrict parking on the street if each unit has its own driveway and garage.

Monthly fees are charged to maintain the common areas of each property.  The fees vary depending on what kind of common areas there are and the level of maintenance involved.  Typically, the fees will cover landscaping, gutter cleaning, upkeep of entry gates and signage, insurance, etc.  Fees range from a low of about $125 per month to about $250 per month, depending on the property.  Generally, the fee is well worth the service that you get in return, and every property owner has some input into the amount and wants to keep it reasonable.
